In October 2019, the Benedictine’s, a senior care system based in Duluth, asked Yanik to be a part of a review team which assessed potential future uses of their long term care facility in Winona, MN, Saint Anne’s of Winona.  The building was built in 1962 and is made of five stories of skilled nursing over 95,000 square feet on a land locked site.  The review included renovation of the existing spaces into independent senior living and updating the skilled care.  It also included a mechanical, electrical and structural assessment by independent engineers.  After an extensive on-site walkthrough, follow-up meetings between the architect, engineers and Yanik took place to analyze and review different space use options which included a review of the existing parking.  High level project costs were part and parcel to the discussions.  The team was challenged with acknowledging the deep community connection and history with St. Anne’s, minimal parking options and  a property that almost sixty years old that was essentially land locked.  The team, working closely with the Benedictines, ultimately proposed three options:  (1.) a new addition with existing remodel for skilled care and independent living (2.)  new skilled care building attached to existing building with renovated independent living & (3.) demolition of the existing building with new build for both skilled long term care and independent living.
